Building a custom mountain home can be an overwhelming process. At Colorado Modular Homes we have created “The Road Home” process. This process is a step-by-step system we use to guide the homeowner from start to finish on construction of their custom dream home. Through a series of events and meetings we are able to address the entire home building process in manageable pieces to allow an efficient, thorough design and build process to unfold.

Step #1

Site Visit

You have purchased the perfect piece of land. You have envisioned just how your home will be placed on it and maybe even where your driveway will lead in from. You’ve dreamed of what views your house will frame for you. The Road Home process starts with a site visit from Colorado Modular Homes. We will walk your land with you to discuss items such as site layout, home positioning, what views you want to capture in your new home and how best to capture them. We will take photos and discuss the topography of the land. During this visit we will also determine whether we need to engage any outside consultants for your project due to site characteristics or unusual local regulations (for example, geotechnical engineers and/or surveyors) —this can help to avoid any unexpected expenses down the road. With a complete understanding of the site characteristics in mind, we are now ready to start the next step in The Road Home process.

Step #2

Design Phase

Every land-owner dreams of building a perfect home. During this time the homeowner dreams of the design, walks through the home in their head, visualizes the kitchen, and the views from the back deck. The first step in taking that dream to reality is to begin The Road Home process. With knowledge of a specific design and budget, that dream starts to become reality. This stage of The Road Home process will provide you with an initial conceptual design and accompanying preliminary budget. After checking on local neighborhood and government design guidelines, we produce a conceptual design and rough budget with you the homeowner involved every step of the way. Once a rough design has been chosen and preliminary budget established, we then work with you to finalize the design details, culminating in a complete set of architectural plans.

Step #3

Budgeting

Creating your perfect home design is a very important step in the building process, but if you cannot afford to build the home you envision then we have all failed with our efforts. In the conceptual design phase we are able to create for you a rough budget utilizing our years of building experience and pricing knowledge. In this phase of The Road Home process we collect exact figures for all the various components of your home. Detailed pricing is provided for all the aspects of your budget. We also identify all the local jurisdictions that will influence the project. We contact these jurisdictions to find out costs associated with items such as building permits, tap fees, impact fees, utility connection fees, and other items that can vary greatly from jurisdiction to jurisdiction. With these items now investigated you will know the true cost of construction prior to beginning work on your home. With your finished design and a turnkey budget in hand, we are ready to begin construction of your home.

Step #4

Building Phase

You have worked and reworked your design. You have fine-tuned your home’s finishes. You believe what you have planned is even better now than what you’ve imagined for years before this point. You are now ready to build your home. The construction of your home kicks off with a release meeting where your plan is reviewed with all construction trades present to make sure everyone is in complete agreement on the design and construction details. During this meeting the construction schedule is presented to all parties that will be involved in your project. Colorado Modular Homes incorporates state of the art scheduling software with strict cost controls and hands-on project management to deliver your home as designed and on budget. Colorado Modular Homes will function as your general contractor throughout the entire process.
