Items That Can Affect Cost
Overall Size
The overall size of your home is the biggest factor that affects the
budget. Often we find that a home can be designed smaller than first
planned when you use good layout techniques and space planning.
Architectural Elements
The more architectural elements that are in a home typically result in
a higher cost. However, these elements are necessary to achieve the
look you want in the home. There are often trade-offs that lower the
cost of items substantially. For instance, if you design an internal
post and beam ceiling truss with straight pieces it will cost about ¼
of the cost of the same size beam that has arcs and curves
incorporated to the design. Part of the advantage of using Colorado
Modular Homes to design and build your home is that we are
knowledgeable about what looks good on a home, but also what is
affordable to purchase and install.
Construction Methods
All of the homes we build at Colorado Modular Homes are what we call
“hybrid” homes. These home incorporate several different types of
construction. Homes may include post and beam elements, long and
timber elements, SIP panels (structural Insulated Panels), as well as
the use of some traditional stick built elements. These different
types of construction types are used in some cases to accomplish
structural items such as a post and beam great room, energy efficiency
concerns such as a SIP roof system, and modular sections shorten
schedules and drive costs down from using pre-manufactured sections.
Incorporating different construction methods will change the cost of a
home. Colorado Modular Homes will work with you during the design and
budgeting phase to determine what methods will not only accomplish the
look you want but also accomplish the budget you need to achieve.
Level of Finish
Finish levels are often the most personal items to our customers. The
finishes of a home convey a lot about the homes quality. Finishes also
can dramatically change the overall price of a home. Often there are
item that are important to the customer and there are things that they
may not have a strong opinion on. We pride our selves on keeping up
with the latest trends and materials, and often go through several
rounds pricing out different alternatives for our customers, so that
they can obtain the finish level they desire within their budget.
Building Site
There are many items of a home design that are determined by the
home’s building site. There are many different types of soils in
Colorado as well as snow loads, different building codes, different
zoning classifications and regulations that can all affect a home’s
design and eventual cost. All of these items are discussed during our

Building Site Location
Even within a state the building site location can dramatically affect
cost. This is primarily due to the differences in labor rates in
different areas. While this is an issue for most builders it is not as
big of an issue for Colorado Modular Homes. Because most of your home
components are built offsite at the factory and essentially being
“assembled” by our crews on your site, versus being built entirely on
your site by local subcontractors, we do not experience changes in
labor rates that affect most home construction across the region.
There are dramatic differences in government agency fees across the
region as well as smaller differences in locally sourced services
(dumpsters…etc) and material cost that do affect the total cost of a
home.
